Decision Making Support

Through Collaborator, our integrated estimating software, our team has the database, expertise, and ability to look around corners and study potential challenges, all while collectively working with our clients and design partners. This collaborative process begins with the integration of the design team's building information model (BIM).

By utilizing this integrated model, the process is streamlined, creating the following benefits:
  • Provides information to our clients for a clear picture of the entire cost of the project (construction costs + soft costs);
  • Improves the quality of information received to create and update the CM Estimate;
  • Creates the ability to provide a continuous estimating process that can track changes at each stage of document development;
  • The estimated costs are much more accurate and outline any additional information that the project team needs to generate; and
  • Includes the ability to change elements within the model in real-time, alongside the owner and architect, to assess cost ramifications

Donley's utilizes Procore as an enterprise solution for all aspects of our construction projects (change management, document management, RFI's, Submittals, and BIM coordination). The 100% collaborative platform gives anyone on the team, from the owner to the architect, real-time access to project workflows, ball-in-court, and overdue items. We have found that it improves the entire project efficiency through the use of customized workflows that maximize communication.

We work with our clients to create customized dashboards that will be updated in real time for immediate feedback to the entire team. All of these aspects increase transparency among team members, leading to faster and more accurate solutions to project challenges.

Construction Data, Analysis, and Integration: Drones

Utilizing drones on the job site automates data collection; processes that information into maps, models, and reports; and provides insights to help make better decisions related to job site safety and job progress. Drone technology uses both conventional analytics tools and artificial intelligence (AI) to collect and analyze the massive amounts of data that a drone collects.
This means that owners now have access to real-time, actionable insights that can help the team ensure safety and productivity on the project site. With drones equipped with high-def cameras or thermal sensors, we can identify potential risks that might have gone unnoticed in the past through conventional, on-the-ground methods.

Visualization and Engagement

The growing areas of virtual, augmented, and mixed reality is reshaping the construction industry. Donley's utilizes these tools to support our clients' decision-making process, collaboration with team partners, and engagement for our field staff.
From virtual mock-ups to MEP integration overlays, to safety and logistics planning, these new tools help us ensure quality, performance, and safety. We utilize this technology in collaboration with our clients and design partners to integrate the design process.  This can lead to more interactive buy-in as decisions need to be made during the process, such as VR tours of rooms, suites, and bathroom pods.
By building these elements virtually, the team can see their spaces in real time, make changes, and document them prior to any work being done on site.

Construction Data, Analysis, and Integration: 3D Scanning and Documentation

Documentation is critical for any new construction project and different stakeholders need varied amounts of documentation to verify construction is being performed to standards and according to design. Verification based on good documentation lowers the amount of rework due to error. Finally, when the building is complete, the facility manager can review documentation to find critical maintenance information, saving them valuable time and money.
Through 3-D scanning and documentation, Donley's can offer an immersive and interactive 3D experience that's easier to manage than thousands of 2D photos. Key features include:
  • record field data that captures site shapes, building structure, and building utilities and convert those conditions into a cloud of data points
  • create a 3D model that the architect can utilize for their background as the scope develops and to uncover existing field conditions
  • coordinating mechanical, electrical, and plumbing (MEP) systems installation can save time and money spent for potential rework. The data can be used for possible prefabrication of systems to expedite material to the job site
  • take measurements from the 3D Space with 99% accuracy
  • export point clouds, floor plans, and reflected ceiling plans to CAD/BIM programs such as AutoCAD and Revit
  • tag the 3D Space to create visual punch lists and operation manuals
  • link to specific spots in the 3D Space to communicate to stakeholders exactly where any problems may be for correction
